Generator Replacement

This building is equipped with a 562.5 kVA Caterpillar emergency diesel generator at 600/347 volts. The emergency generator is located in the upper mechanical penthouse. The emergency generator starts automatically when normal power is interrupted via an engine controller with voltage sensing equipment and provides emergency power for three automatic transfer switches (two located in the PH, one located in the P2 level electrical room).The generator is equipped with a fuel day tank unit "TK-2" at 454L capacity which is located in the generator room in upper mechanical penthouse and a registered fuel storage tank "TK-1" at 5000L capacity (installed in 2019) is located in Storage Tank room in parking level P2. The emergency generator was installed in 1984 with roughly 23-2400 hours of run time and is at the end of its useful life. This project involves replacement of the existing diesel emergency generator at 562kVA, 347/600V, 3PH, 4W located in the upper mechanical penthouse, and replacement of key life safety equipment such as ATS switches, main breaker, emergency panel and diesel system (tanks and piping) that would satisfy the owner's requirement and comply with current applicable codes and standards. This project includes the installation of a new natural gas generator in weatherproof enclosure on ground-level, to replace the existing diesel generator. The three ATSs, generator main breaker, control panel and emergency panel will be replaced with new replacements with the same capacity and size as the existing units. A dedicated meter to be added to the output of the generator. The existing fuel storage oil tank in P2 level and existing diesel emergency generator from upper mechanical penthouse shall be removed and recycled as part of this project. A separate natural gas supply will be added to the facility to provide fuel to the new emergency generator.

June 5th, 2024 – The authority intends to make a determination regarding whether the carrying out of the project is likely to cause significant adverse environmental effects. To help inform this determination, the authority is inviting public comments until July 5th, 2024 respecting that determination.
