Sage Meadow Development Phase 1A Infrastructure Works

Zagimē Anishinabēk is proposing a mix of both large and small format commercial tenants, medium and high-density mixed-use residential areas, and additional multi-unit residential buildings on the urban reserve of Saulteaux Junction Zagime IR No. 74-6. The proposed project is called Sage Meadow Development and will cover approximately 280 acres. Sage Meadow Development will utilize the existing systems on the property and tie in new service connections. The site is currently undeveloped agricultural land and project will be completed in phases. An existing gas station and two commercial buildings are located along the east side of the subject property. The remainder of the site consists of cultivated farmland.

 

Phase1A will require roadwork and site preparation, trench excavation and backfill, pressure pipe domestic sewer, building services, utilities. Utilities currently identified on site are: Power lines, Buried electrical cable, buried or overhead phone cable, low pressure gas utility, buried sanitary sewer, buried storm sewer, buried water line.

 

Approximately 1,190 m of roadways, including the reconstruction of Three Sisters Avenue to an urban collector cross-section, and intersection improvements at Dewdney Avenue and Pinkie Road, including turn lanes and traffic signals.

June 26, 2026 - Indigenous Services Canada intends to make a determination regarding whether the carrying out of the project is likely to cause significant adverse environmental effects. To help inform this determination, Indigenous Services Canada is inviting public comments until July 25, 2026 respecting that determination.
