The following items will be included within the scope of this project:

1. Service Road - Installation of a service road north and west of the gas bar footprint for future development.

2. Water - Water service will be connect to existing City of Winnipeg waterline

3. Wastewater - Wastewater sewer connection to existing City of Winnipeg combined sewer; Manholes.

4. Land Drainage Sewer - Land drainage sewer connection to existing Taylor Avenue drainage sewer; catch basins; curb inlets.

5. Surface Works - Includes stripping soil organics, excavation, asphalt, concrete curbs and gutters, concrete approaches.
