Ulkatcho First Nation: Gas Station and Apartment, Phase I and II

Ulkatcho is applying to Indigenous Services Canada for a lease and business funding support to enable closure and decommissioning of an old gas bar, and redevelopment of the site as a Gas Bar and small apartment for rental accommodation.  The plan for redevelopment of the 1.20 hectare (2.97 acre) lot will include a commercial two story building with basement (footprint of  356 SqM), a covered gas dispensing area, a separate diesel dispenser area for large trucks, an aboveground storage tank (AST) farm (with capacity of 1,200 liters gasoline, and 1,200 liters diesel), parking areas for cars and semi trailers, and an electrical vehicle (EV) charge station. The paved parking and fueling areas will cover approximately 0.9 hectares of the site. 

The proponent plans to proceed in two phases, with decommissioning, closure and redevelopment of the existing gas station as the first phase, and construction of the commercial building as the second phase, with an EV charge station added later and operated under a separate permit.
