YVR DEV5 Northlands Cargo Warehouse Development – Public Comments Invited
June 15, 2026 – The Vancouver Airport Authority must determine whether the proposed YVR DEV5 Northlands Cargo Warehouse Development, located at Vancouver International Airport is likely to cause significant adverse environmental effects.
To help inform this determination, the Vancouver Airport Authority is inviting comments from the public respecting that determination. All comments received will be considered public and may be posted online.

The Proposed Project
The proposed Ferguson Road Warehouse Development project will include two warehouse buildings, paved parking areas with space for trucks, trailers and employee parking, loading docks, driveways, utility services, landscaping and security fencing. An existing roadside drainage ditch will be infilled, and a culvert installed for drainage.
Project activities during construction and operation will include:
Construction
- Site preparations, including creation of laydown areas, vegetation clearing, removal of soil, excavation and grading.
- Installation of a preload for each building using existing material on site, monitoring and maintenance of the preload.
- Installation of underground services including utilities.
- Erection of each building structural frame, envelope roof and exterior cladding.
- Interior build fi-tout, including the installation of mechanical, electrical and building systems.
- Paving and landscaping to the loading bay and car parks for each building.
- Final paving and landscaping and installation of street lighting to the truck parking at the east end of the site.
Operation
- Transport vehicle arrival and dispatch.
- Core operational activities.
- Maintenance activities.
